Royal Manor, Mickleover

This existing 25 bed residential nursing home sits within a prominent corner site, situated on a main arterial route into Derby City Centre. The site has numerous mature trees dotted around its perimeter that have all been listed with preservation orders (TPO). The client wanted to create a new state of the art modern nursing facility with increased occupancy to 45 beds.

Our initial discussions were focused on agreeing a suitable footprint for the proposed building in relation to the trees and their root and canopy spread. The massing of any proposals was also critical to a successful design as the majority of the surrounding properties are residential dwelling, with overlooking and right to light compliance helping establish the positioning and height of the final building.
